Appraisal Management Online Inc. is an appraisal management company as defined in the Home Valuation Code of Conduct and provides the required “firewall” between the appraiser and the originator of mortgage loans as required by the HVCC.
All appraisals performed through Appraisal Management Online are certified to be HVCC compliant.
Appraisal Management Online will receive the order, place it with the appropriate appraiser, collect the appraisal fee, and pay the appraiser. We will accept payment from the borrower, mortgage broker, or the lender in the form of check, credit card, or money order.
FNMA and FHLMC have recently expressed concerns about AMCs sending appraisers far away from their home base to areas outside of the appraisers area of geographic competence to perform appraisals.
Appraisal management online has always been concerned with the geographic competence issue of USPAP and places appraisal orders only with appraisers experienced in the market of the subject property.
Our goal is to provide quality appraisals performed by local, experienced appraisers who are familiar with the market of the subject property and as well as the property type. Our staff appraisers will perform technical reviews on the appraisals.
In order to retain the most experienced and competent appraisers on our panel we offer to the appraiser ninety percent of the appraisal fee collected. Appraisal Management Online retains ten percent to cover administrative costs.
Because of our generous fee split Appraisal Management Online has no sales department that would absorb much of the appraisers fees.

Through our growing network of appraisers, we can provide all of your appraisal needs in all fifty states. We have a pool of independent appraisers in virtually every county to give you rapid professional service.
As appraisers, we know that a USPAP compliant appraisal cannot be completed in 24 or even 48 hours. We do expect our appraisers to deliver a completed appraisal to the lender within 5 to 7 days after receiving the order. If delays are required we will keep the lender appraised of the length of the delay and the reason.
